PREPARING FOR RENOVATIONS

So, the big day is finally here? Sledgehammer in hand and with a destructive glimmer in your eye that you haven’t had since you broke your grandmother’s favorite vase (on purpose), you’re now ready to obliterate that room you hate and turn it into the dream-room you’ve always envisioned….

But wait!

Weather you’re tackling demolition on your own, or helping / overseeing a professional crew’s work, there are a few things you should take heed of before you begin with any type of demolition and renovation.

Laminate Flooring

Laminate floors are a fusion floor covering consisting of a particleboard wood base topped by an image layer and a transparent wear layer. Laminate floors are a popular type of flooring option for homes' living areas, dining areas, hallways, kitchens, bedrooms, and other areas that are not subject to excessive moisture. Correctly installed laminate flooring, with tight seams and good baseboards or moldings, can endure pooled water, but only a short period of time. For bathrooms or other areas where standing water is likely, laminate flooring is a poor choice. Laminate flooring mimics wood so much they acquired the branding called laminate ‘wood’ floors even though the only wood in the flooring is the pressed wood particle chips. The quality of the manufacture matters in the quality in making the product look exactly like its wood counterpart.

PLAN FOR ANYTHING & EVERYTHING

I cannot stress this enough; expect the unexpected and set aside a contingency budget for any work being done; usually 10% to 15% of your total renovations budget should be added to your totals. I have seen so many people discouraged by the amount of surprises—and money those unforeseen problems cost them, before they have even started any major work—and this is even more true for older homes. Be it for your bathroom, living room, game-room, basement man-cave, or modern kitchen, always set aside a little extra—because 9 times out of 10, you will end up spending a portion or all that contingency dough.

BUDGET YOUR DEMOLITION

“I need to budget breaking stuff?” Yes! Even “Demo” will cost time and money, and while most contractors will configure demolition costs at a flat rate for you, what they (or you) cannot foresee is hidden costs. Demo is usually when all those hidden issues show up: That wall or beam you thought could come down to create that open-concept, which ended up being structural and now will run an extra $1500 to remove and support with sturdier joists. Shower plumbing that you just discovered behind a seemingly clean wall that is not up to code… Rotted studs in a wall causing you to have to rebuild an entire frame you hadn’t budgeted for, an uneven or termite ridden plywood subfloor that now has to be relevelled or completely redone… If you run into one or several of these issues, you’re looking at easily tens of thousands of dollars that you had not accounted for—so plan for surprises and plan accordingly.

PRICING YOUR RENOVATION

Weather you’re shopping for a modern design suspended vanity or a free-standing contemporary or classic vanity, floor or wall tiles, faucets or showers or you’re now ready to install Hard Maple, Red Oak, or an exotic Jatoba or Acacia hardwood floor where that hideous wall-to-wall shag carpeting used to be, you can relax a bit now, because if you’ve made it this far, most of the hidden expenses are out of the way. You are now in the planned and controllable expenses part of your renovations. By this, I mean that if, for example you had to dig too deep into your contingency or, heck, maybe you didn’t have any hidden surprises at all, you can adjust your budget (and products you choose) accordingly. Your only woes now are basically to measure twice and cut once, as the old proverb goes and make sure that for example you are not forgetting that the waterfall edge of that marble countertop adds a full inch to the width of your vanity. There’s nothing worse than finding out your vanity does not fit between the walls or being told that the toilet you chose does not align with the plumbing or drain because the space between the bathtub outer perimeter and vanity—right where the toilet should be, is too snug. Not only is it a hassle, but many times your returned items come with a hefty restocking fee—and worse, can cause major delays in your build (especially with pandemic-related shipping back-orders!)
